X-B Ranch Mobile Home & RV Park

About X-B Ranch Mobile Home & RV Park

X-B Ranch is an all-age RV park and storage spot in East Mesa, just off the freeway and a short drive from Superstition Springs Center, Usery Mountain Regional Park, and Hohokam Stadium. Spaces are full-hookup, and the park runs an active schedule with pickleball courts, a pool, a clubhouse, and on-site laundry. Reviews land on both sides. Residents who like it point to the pool, a well-kept and safe grounds, and maintenance that shows up fast, with one person noting an A/C fix the same day in summer. Others praise the leasing staff by name for being caring and quick to reply. Complaints are worth knowing. One reviewer calls the park dark at night with sparse lighting, and another says site numbers and signage need work, with packages going to the wrong spots. Someone who lived there eight years says management changed and upkeep slipped. Another reviewer says older RVs and motorhomes were turned away after approval. Drive by and judge the lighting and signage yourself.
